College Plaza benefits from a strong daytime population of over 103,000 within a 3-mile radius, due to its proximity to Suffolk Community College, Stony Brook University, and Stony Brook University Hospital. The center is anchored by ShopRite, the #1 most-visited grocery store within a 15-mile radius, attracting approximately 5,600 visits per day and 2.1 million visits annually, based on Placer.ai data.

The ongoing redevelopment repurposed the former Bob's Stores and adjacent retail spaces, into a 21,000-square-foot Burlington (currently open).  Remerchandising of the former Blink Fitness is underway, transforming the space into a 10,000-square-foot Five Below (opened in October 2023) and 7,600-square-foot Ulta Beauty (currently under construction). Two new outparcels are in-process and will feature a 5,000-square-foot Chick-fil-A and a 4,000-square-foot Aspen Dental, adding new dining and healthcare options to the center.

Additional enhancements include reconfigured sightlines to improve visibility, updated facades, new sidewalks, and an upgraded ingress/egress that will significantly streamline traffic flow and enhance accessibility to the stores.
